  • Master Inspection

    Inside & out, top to bottom. We’ll inspect every unit available, plus roofs, exteriors, common areas, & mechanical/storage rooms.

    The report includes major defects, unit conditions, unit types/reno levels, appliance age/conditions, mechanical system ages/conditions, & a thorough key audit.

    We highly recommend this service during acquisition & due diligence, but it is also a powerful auditing tool to perform annually.

    PRICING:

    2-4 Apts: $225/unit

    5-20 Apts: $200/unit

    21+ Apts: $175/unit

  • Unit Interiors Inspection

    Interior-only inspection of every unit available. We’ll also perform a key audit and check for completion of any preventative maintenance programs you have in place.

    This is a powerful auditing tool to perform quarterly.

    PRICING:

    2-4 Apts: $125/unit

    5-20 Apts: $100/unit

    21+ Apts: $75/unit

  • Executive Brief

    Considering a purchase, or have a specific project or concern about your property? We’ll visit the site with you to consult on the property’s condition and renovation potentials. We’ll provide a limited-scope inspection report based on what we were able to access during the site visit.

    PRICING:

    $250 for up to 60 minutes. Additional time billed at $100/hr

  • Exterior Checkup

    Getting eyes on your properties is tremendously valuable, but can be prohibitively time-consuming. We can visit your properties weekly, monthly, or quarterly to document exterior conditions. Get peace of mind, protect your curb appeal, & avoid the surprise call from the City, an angry neighbor, or an investor.

  • Floor Plans

    Our detailed interior floor plans include general measurements and are a great tool to help you with online marketing, rental listings, interior design, & renovation planning. They are not intended for architectural, engineering, or appraisal purposes.

    PRICING:

    $275 for 1 -2 stories smaller than 3000sf, then +$50 per 1000sf. Plus $50 per additional floor.

    Pricing negotiable based on number of floorplans needed. Reach out for a custom quote.

  • Key Audit

    Poorly-managed keys are a liability and a major waste of time for your management & maintenance teams. We’ll audit your property’s key system to help streamline your operations. We highly recommend a master, tenant, & vendor/vacant key system that eliminates the need for a professional locksmith.

    Starting at $10/unit
